The Small Details That Help a Home Stand Out Online


Earlier this year, I was helping a seller prepare their home for market. The house had a wonderful Pacific Northwest setting, a peaceful wooded backdrop, and a very livable outdoor space.

But there was one thing I knew could make a big difference before we went live: the fence and deck.

They were functional, but they were not yet showing at their best. And when buyers are scrolling online, the first impression matters. Outdoor spaces need to photograph well, especially here in North King and South Snohomish Counties where buyers often value privacy, trees, decks, patios, and usable yard space.

So I encouraged the seller to have the fence and deck stained before listing.

This was not just a maintenance recommendation. It was a marketing decision.

We looked carefully at stain colors and chose one that would complement the home, warm up the exterior, and help the backyard photos pop online. The goal was to make the outdoor space feel finished, cared for, and inviting.

That kind of preparation matters because buyers are not only evaluating square footage and bedroom count. They are also asking themselves:

“Does this home feel well maintained?”

“Can I picture myself enjoying this space?”

“Does the outdoor area feel like an extension of the home?”

A freshly stained deck and fence can help answer those questions visually before a buyer ever steps foot on the property.

This is one of the reasons I like to walk through a home early in the preparation process. Sometimes the right move is not a major remodel. Sometimes it is a targeted improvement that changes how the home presents in photos, at showings, and in the buyer’s mind.

In this case, the updated stain helped define the outdoor space, created better contrast with the landscaping, and gave the exterior a warmer, more polished look.

Selling well is rarely about doing everything.

It is about knowing which details are worth addressing before the home goes live.

That is where thoughtful preparation, local experience, and a clear marketing plan can make a real difference.
