King & Snohomish Counties | Single-Family Homes + Condos

August’s market continued to give buyers more choices, while sellers faced more competition and longer market times in several segments. Inventory remains well above last year’s levels across both counties, but pricing trends varied depending on property type and location.


King County — Single-Family Homes

King County ended August with 5,419 homes for sale, up about 30% from August 2025. Closed sales fell to 1,478, compared with 1,668 a year ago, while months of inventory increased from 2.5 to 3.7 months.

The median sales price was $925,000, down from $985,000 last August, a decline of about 6.1%. Homes also took longer to sell, averaging 32 days on market, compared with 28 days a year ago. Sellers received about 98% of their final list price and 97% of their original asking price.


My takeaway: Buyers have more leverage than they did a year ago, and sellers need to be especially thoughtful about pricing and presentation. Homes that are well-prepared and priced correctly can still attract strong interest.


Snohomish County — Single-Family Homes

Snohomish County had 2,243 homes for sale at the end of August, up about 33% year over year. Closed sales declined to 629, versus 741 last August, while inventory rose from 2.3 to 3.6 months.

The median sales price was $760,000, down about 2.6% from $780,000 a year ago. Average days on market remained unchanged at 31 days. Sellers received approximately 99% of their final list price and 97% of their original asking price.


My takeaway: Snohomish County remains active, but buyers have considerably more selection. That makes realistic pricing more important and gives buyers more room to compare homes before making a decision.


King County — Condos

The King County condo market continues to show the greatest amount of buyer leverage. There were 2,578 condos for sale in August, up about 24% from a year ago.

Only 357 condos sold, compared with 494 last August, pushing months of inventory from 4.2 to 7.2 months. The median sales price was $520,000, down about 5.5% year over year, while average market time increased from 45 to 54 days. Condos sold for approximately 97% of their final list price and 94% of their original asking price.


My takeaway: King County condo buyers currently have a lot of choice and negotiating power. Sellers need to pay close attention to competing listings, HOA considerations, condition, and pricing from the very beginning.


Snohomish County — Condos

Snohomish County condo inventory increased sharply year over year, with 542 condos for sale, up about 50% from August 2025.

Closed sales increased to 143, compared with 107 last August, while months of inventory moved from 3.4 to 3.8 months. The median sales price rose to $534,000, up about 13.6% year over year, although monthly condo statistics can move considerably depending on the mix of properties that sell. Average days on market increased from 33 to 39 days.


My takeaway: This is an interesting contrast: inventory is much higher, yet the median sales price increased. Buyers have more options, but demand remains present for the right properties.


The Bottom Line

The overall market continues to shift toward greater balance and more buyer choice. Inventory is significantly higher than it was a year ago in all four categories, and homes are generally taking longer to sell. At the same time, the market is not moving uniformly—some areas and property types are holding up better than others.


For sellers, preparation, condition, presentation, and accurate pricing matter more than ever. For buyers, increased inventory can create opportunities to negotiate and take more time evaluating a property.
