Monroe WA Real Estate November 2025 Market Update



Hello and welcome to your latest Monroe, WA real estate market update!

We have the official sales figures for October, and the median sales price in Monroe was exactly $700,000. This marks a shift from September, when the median price was $763,000.


Wondering what $700,000 buys in Monroe? We saw a sample sale of a two-story home, approximately 2,000 sq ft with three bedrooms, built in 2005, located in the Farm at Woods Creek neighborhood, which sold for this median price.


Key Market Insights from October Sales Figures:

• The average dollar per square foot increased to $368, up from $357 in September.

• The number of pending sales rose to 37, compared to 29 in the previous month.

• Homes are selling on average for a little under asking, with a sale price to list price ratio of 97%.

• The average time homes spent on the market (Days on Market) was 32 days.

• The current absorption rate in Monroe is 2 months, indicating the time it would take to sell the current inventory at the existing sales pace.
