Market Update: King & Snohomish County



The May market showed a clear trend: buyers have more choices, but activity remains steady where homes are priced and presented well. Inventory increased across every category, while prices were mixed depending on location and property type.


King County Single-Family Homes

King County single-family inventory rose to 4,752 homes for sale, up 15.1% year over year and 19.8% from April. Closed sales were 1,742, down 2.8% from last year, but up 2.3% from April.


Pending sales were stronger, up 7.2% year over year and 15.5% month over month, showing that buyers are still active despite having more options.


The median sold price was $985,000, down just 0.5% from May 2025, but up 2.6% from April. Months of inventory increased to 2.7 months, creating a more balanced market than earlier this spring.


Snohomish County Single-Family Homes

Snohomish County single-family homes saw a sharp inventory increase, with 1,865 homes for sale, up 34.5% year over year and 22.3% from April.


Closed sales reached 725, down 3.6% from last year, but up 17.3% from April. Pending sales rose to 877, up 11.6% year over year and 26.4% month over month, one of the strongest monthly gains in the report.


The median sold price was $790,000, down 6.0% from last year and unchanged from April.


This suggests buyers are responding to improved selection, but pricing remains very important.


King County Condos

King County condos remain the softest segment. Inventory climbed to 2,425 condos, up 12.6% year over year and 10.6% from April.


Closed sales fell to 446, down 17.9% from last year and 6.5% from April. Pending sales were also down 14.4% year over year, although they improved 8.4% from April. The median sold price was $543,000, down 4.7% year over year, but up 2.5% from April.


With 5.4 months of inventory, condo sellers face more competition and need to be especially thoughtful about price, condition, and presentation.


Snohomish County Condos

Condos Snohomish County condo inventory rose to 474, up 40.7% year over year and 18.8% from April.


Closed sales were 141, down 6.6% from last year, but up 20.5% from April. Pending sales were nearly flat year over year, down 0.7%, but up 6.2% from April.


The median sold price was $495,000, down 2.9% from last year, but up 2.1% from April.


Bottom Line The market is moving toward balance. Buyers have more options, especially in condos, but pending sales improved from April in every category. For sellers, this means preparation, pricing, staging, and strong marketing matter more than ever. Well-positioned homes can still attract serious interest, while overpriced listings may sit longer or require price adjustments.
