September King County Sales Highlights:

The median sales price in King County was $980,000. This is a slight decrease from 985,000 in August, though prices remain similar or slightly higher than a year ago(960,000). Watch the video to see an example of a 2,000 sq ft home that sold for exactly $980,000 in Enumclaw.

Average Dollar per Square Foot: $542 (down from $559 in August).

Pending Sales: Increased considerably to 1,816, up from 1,542 the previous month.

Sale Price to List Price Ratio: 97% (homes are generally selling under the asking price).

Average Days on Market (DOM): 37 days.

Absorption Rate: 2.7 months, meaning it would take under three months to sell the current inventory based on the current sales pace.
