Example: A waterfront home in North Bend sold for $996,000


💵 Price per Square Foot: $558 (⬆️ from $549 in February)


📈 Pending Sales: 1,494 (⬆️ from 1,264 — major spike in buyer activity!)


🏷️ Sold-to-List Price Ratio: 101% — homes are selling at or just above asking


⏱️ Average Days on Market: 25 days


🧮 Absorption Rate: 1.5 months — still a seller’s market, but inventory is growing slightly
